According to the Northern Nevada MLS there are 151 single family homes for sale throughout the Lake Tahoe?s Nevada East Shore neighborhoods (as of October 9th, 2012). Among this group of Nevada homes for sale, there are 28 homes currently in escrow. Among these 28 escrows, 8 of them are still pending bank approval for a short sale. Throughout these 151 active listings, the median list price is $1,160,000 while the average list price is at $2,679,556. Among the 28 Nevada homes that are in escrow, the median listing price is $486,000 and the average listing price is $742,714.

There were 4 new listings this past week for NV single family homes, up 1 from the previous week. The lowest priced new listing is $575,000 for 159 Cottonwood in Kingsbury. This home has 5 bedrooms, 4 baths and 2509 square feet of living space. The highest priced new listing was $4,500,000 for 686 Lakeview in Zephyr Cove, a 4 bedroom, 3 bath with 1208 square feet. There were no homes that went into escrow last week, down 1 from the week before.? There was 1 recorded sale over the past week, the same as the week before. The home that sold is located at 278 Chukkar Dr. in Cave Rock. This home has 5 bedrooms, 6 baths and 6370 square feet, it sold for $1,475,000.

As of October 9th, 2012 there are currently 80 condominiums listed for sale on the Nevada side of South Lake Tahoe. The median listing price for these condos is $370,000 and the average listing price is $557,481. Out of these 80 condos on the market, there are 15 that are currently in escrow. Among the 15 pending sales, 9 of them are still subject to bank approval for a short sale. The median price for Nevada condos in escrow is $198,000 and the average is $222,413. There was 1 new listing put on the market this past week, down 1 from the previous week. The new listing is $300,000 for 88 Rubicon, a 3 bedroom, 2 bath with 1312 square feet in the Lake Village complex. There were no condos put into escrow, the same as the week prior. There were 2 recorded sales, up 1 from the week before. The lowest sale price was $185,000 for 205 Silver Drive in Round Hill, which has 3 bedrooms, 1.5 baths and 1240 square feet. The highest sale price was 1,475,000 for 106 Pinewild in Zephyr Cove. This home is lakefront with 3 bedrooms, 3 baths and 2056 square feet of living space.
